Asset management is as much about the micro as the macro.  We are looking for someone who understands that attention to detail and the personal touch is invaluable.  We need someone who can engage on a personal level providing a service for our tenants as well as being a client to our suppliers. We believe that this can be achieved in a flexible manner with good communication and organisation.

The Team

We are a small team of 9 who have worked together for a long time.  We have a long-term track record of performance, love property and care about the detail of everything that we do.  Whilst we are part of a global wealth management business we are a distinct entity and are based in our own office in the West End.  The team manages £2.3bn of assets with £210m invested in direct property and the balance in indirect property (the shares of property companies).  Currently the direct property portfolio is 35 buildings across the industrial and office sectors located in Southern England.  The AUM and number of assets is growing.

The Job

The role is asset management not property management! Property management is outsourced to a third party.

It will involve:

  • engaging with tenants and building relationships
  • marketing, negotiating and agreeing leases – e.g. agreeing brochures, liaising with agents, negotiating lease etc
  • property inspections
  • life cycle of dilapidations, refurbishment and extensions
  • specific projects as well as more routine tasks

You will work with and report to the direct property fund manager

The successful candidate will need be a Chartered Surveyor with a genuine interest in property – the architecture, design and specification of buildings; the tenants inside the building, what they do and what rent they pay; and how every asset can be improved and enhanced to provide a greater return for our investors.  They will be positive, happy to use their own initiative to identify and solve issues, be social and importantly have a sense of humour.  The team is small so being content to muck in where required is a must.

Ideally 5+ years post qualified having previously worked at a property company or institution asset manager with good contacts across the property sector. If your entire career has been in agency then this role is not for you.

This is not a role that requires someone to sit at their desks for 8 hours a day.  The work will be highly project/task based and this allows us to offer flexibility to an individual who is motivated and organised. The role is 3 days a week (c: 24 hours), this could be flexed over the week with a combination of office and home working by agreement.  Pay £40,000 - £45,000 with a discretionary performance related bonus and a full benefits package.
