Property is at the heart of delivery Network Rail's ambitions for the railway: "to provide a safe, reliable and efficient railway fit for the 21st century" with our portfolio covering workspaces, town planning, land strategy, and driving commercial income from retail, business space and developments in conjunction with commercial partners
This will only be achieved by having an outstanding property team to creatively craft the planning and delivery process, focusing on our strategy for land use.
This includes management of our workplaces, maximising commercial income and profit, and optimising capital receipts and station improvements from the development and disposal of surplus properties and land. All proceeds from commercial activities are reinvested in the operational rail network.
This development surveyor role will sit in the Group Property Team, the role will cover the Wales, Western and Wessex Route areas and will be based in London.
About the role (External)
To fully support the creation of delivery approaches to ensure Network Rail realises the best potential in terms of housing numbers and site value from developments on and around NR’s surplus land bank.
Take forward the marketing and developer/purchaser selection process, with the objective of identifying the most suitable viable approach to deliver the objectives
Progress the completion of land acquisitions necessary to achieve business objectives
Undertake discussions and negotiations with partners relating to development schemes and through these, facilitate the successful completion of the required internal and external approvals
Manage and monitor the master planning process for development schemes involving internal partners and external advisors including working with development partners to progress schemes through the planning process
Instruct legal advisors to prepare relevant documents required for developments and disposals including contracts, land transfers and development agreements
Co-ordinate and monitor development scheme activities and provide reports
Provide support to other teams within Property in respect of residential and commercial development opportunities
Demonstrate high level of project management skills by achieving key project achievements
Delivery of financial targets in line with forecasts and feeding into forecast for both cashflow and capital receipts
A member of the Royal Institution of Chartered Surveyors or equivalent
A positive and proactive team player
And do you have?
Good presentation and interpersonal skills
Experience of development and/or disposal projects
Good negotiating skills
Depending on the suitability of the candidate, this role can be carried out as a job share, full-time or part-time basis.
